Spring Cleaning

Spring has sprung and it is time to get your house thoroughly cleaned up once again. Whether you are living in Florida, Thailand or Costa Rica, Kijner & Sons International Realty would like to share with you some simple tips to help maintain your home’s value. These tips can also make a big difference if you are trying to sell your house.

Inside your house, some extra time should be spent on the following:

  • De-bug overhead fixtures
  • Clean your windows and mirrors
  • Remove dust and stains from your upholstery and other fabrics. You can also get your carpet cleaned up
  • Dust your furniture, bookshelves and ceiling fan blades
  • Vacuum heat vents and register blades
  • Polish hardware such as handles, door hinges and cabinet knobs
  • Replace dirty or broken switch plates and weather stripping
  • In the bathroom, remove mineral deposits, dirt and rust found in the bathtub, the shower, the sink and the toilet
  • In the kitchen, clean your cabinets, drawers and countertops. Don’t forget to regularly clean your fridge, freezer, stove, microwave and oven.

The outside of the house is equally important. Don’t forget, it is the first thing that people will see. So if you want to make a first good impression, you should:

  • Make sure all the outside lights are working properly
  • Remove major oil and dirt stains from the driveway
  • Refresh the exterior walls’ paint
  • Fix the doorbell and mailbox if needed
  • Trim the trees on your lawn and mow the grass
  • Clean up the pool, the cage pool and the lanai. You can use a pressurized water gun to get the work done in no time
  • Take care of the rain gutters and the sliding

A little effort now can really pay off in the long run and give your house a fresh look that will make it more appealing to prospective buyers.

Why Costa Rica is a great place to invest in 2011

Why Sarasota Florida is a great place to live?

According to Beau Denton's Regional Roundup Business News published in Biz941 last November, Sarasota's Bayfront - which includes the Sarasota Municipal Auditorium, the Sarasota Garden Club and Art Center Sarasota - has been classified a federal Historic District*, becoming the city's 8th district in the federal registry. 

We also learn that the America's Promise Alliance has listed Sarasota and Manatee counties among the Top 100 communities for young people and that the U.S. News and World Report has ranked Sarasota No.2 among 159 metropolitan areas in terms of housing affordability.

Tsunami: Are we at risk in Florida?

In light of the recent and tragic events that occurred last week in Japan, people living in costal areas around Florida have raised growing concerns about a possible Tsunami threat although earthquakes are relatively rare in the Sunshine State.

As you know, Florida is a peninsula bordered by the Gulf of Mexico and the Atlantic Ocean and has the longest coastline in the contiguous United States accounting for 1,350 miles*. This is why, Kijner & Sons International Realty is pleased to share with you a short article from the National Oceanic and Atmospheric Administration (NOAA) and the National Weather Service of the Tampa Bay Area untitled "The Tsunami: Are we at risk in west-central and southwest Florida?".

Sarasota Real Estate Market: Sales up in February 2011

Kijner & Sons International Realty is pleased to announce that according to the Sarasota Association of Realtors® (SAR), February 2011 sales in the Sarasota area were up 24.2% from the previous month, the sign of a very healthy real estate market.

Compared to last year, this is a 27% increase from 528 sales in February 2010 to 673 sales in February 2011 (with 472 closings on single family homes and 201 on condos). In addition, median sales prices for single family homes and condos slightly dropped to $137,500 from $138,700 and to $137,500 from $142,500 respectively.  

Last February was also a good month for pending sales with a total of 1,023 properties under contract, a good sign of current buyer activity.  

Finally, there has been a drop in the number of available properties in the Sarasota Real Estate Market last February, reaching its lowest level in the last six years to 5,864. According to SAR President Michael Bruno, this could be good and result in an increase in sales prices.
